Used these guys to purchase 30 acres recently. Our agent Tom worked his a$$ off for us and contacted us on a frequent basis. We never felt out of the loop and never felt like we were just a number to him. Every bit of paperwork we ever needed was done in a timely manner and at one point delivered directly to us personally by Tom for our signatures. Tom and Butler Land and Timber were always open and honest with us and answered all our questions to the best of thier abilities. we were trying to buy some land when our real estate agent called my wife about some land that was listed by butler land and timber co. we went and looked at the land and was interested in the land but had some questions our realtor could not answer so they put us in touch with one of butlers representatives and he answered our questions and we made a offer on the land through our realtor. we were talking with butler representative and he told us they would not take our offer and gave us a counter offer which we countered and he said they would accept our counter he did not say he would check with owner of land and get back to us he said we accept your offer get with your realtor and have her send you the offer to sign on docusign and i will get owner to sign. we did not hear anything for a while so we contacted our realtor and she finally got up with butler rep and he said they had a higher offer our realtors reply was what are you doing you took our offer. butler rep stated the owner had not signed off on offer before a better offer had come in. we really wanted the land so we made a couple of offers which said the other offers were higher until we go to a certain figure and he told us they would take that offer just like before we signed and the next time we heard from butler rep we were told the other party had put in a higher offer and they would pay what ever it took to buy the land we were wondering how they would know what to offer to out bid us every time. the point i am making is two times a butler rep told us we accept your offer and led us to believe we had bought the land and was not good to his word i would have understood if he had told us i will make the owner your offer and if he agrees we will take your offer no he said we will take your offer and led us to believe we had bought the land. i emailed the owner of butler land and timber and he told me they never had a signed contract with me and we had put some contingencies in our offer that owner could not agree upon. there had been no mention of contingencies until after butler rep had accepted our offer 2 times so its clear to me it was all about money not keeping your word. from my dealings with butler land and timber company it appears they can not be trusted and i would never list any property through them
